Terms and Conditions
· Person making the booking must be 18+ years
· Minimum stay is 3 nights
· Arrival or departure on a Saturday, Sunday or Bank Holiday will incur an additional £50 fee to cover housekeeping fees
· Bookings are accepted on the condition that all reasonable care is taken of the property and contents. This includes leaving the property secure (windows and doors) when not at the premises
· All Guests to read the ‘know before you arrive’ section of the welcome pack and agree to follow the terms outlined within
· A 30% deposit is payable on booking. The balance is due two weeks prior to the first day of the stay. When a booking is made less than two weeks before arrival the full cost of the holiday is payable immediately
· The booking is confirmed following receipt of the deposit and you are then contracted to pay the balance of the holiday cost when it becomes due. No reminders will be sent
· You must make sure that all the information you provide to us in connection with your booking is true, accurate, current and complete. If any of your details change (e.g. email address, postal address), you must promptly update your details
· You accept financial responsibility for all transactions made under your name or account
· The Property will be used solely for the purpose of a holiday by you and your Guests
· That you will (and ensure that your Guests will) show all due consideration and respect for any Owners and their representatives and neighbours or other persons or parties that have a connection with the Property. This includes that you will (and ensure that your Guests will) use the Property and Rental Services lawfully, will not abuse any facilities provided as part of the Rental Services and will comply with any health and safety or other policies or instructions notified to you by us or the Owner in connection with the Property or Rental Services
· To keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the commencement of the Holiday Period and to ensure that at the end of that period the Property is left in the same state of order and cleanliness in which it was found. The Owner may make an additional, reasonable charge for professional cleaning after your and your Guests' occupancy as may be required to return the Property to its original state of cleanliness and tidiness
· To report as soon as possible to the Owner (or housekeeping team) any breakages or damage caused by you or your Guests during the Holiday Period. Without affecting any other remedies that the Owner has under the booking contract, you promise to fully reimburse the Owner for the cost of replacement or repair for such breakages or damage.
· No smoking within the property or within the property boundaries. Evidence of smoking will result in a £100 penalty which you agree to pay to cover additional cleaning costs and possible delay/inconvenience to next guests
· Access to the property permitted from 4-00pm (GMT) on arrival day and ends at 10-00 am on departure day. Any flexibility on timings to be agreed in writing in advance of the stay
· Bookings are accepted on condition that no more than the maximum number of persons as indicated in the description details shall use the property (6 persons), except by prior agreement in writing
· The property is principally designed for holidays and we reserve the right to refuse any booking which may in our opinion, by reason of numbers or composition, be unsuitable for the property concerned. NO STAG OR HEN NIGHT PARTIES WILL BE ACCEPTED
· No liability is accepted for any loss, damage, sickness or injury howsoever caused which maybe sustained during the holiday to the Guest or any member of the party, or invited person, or any car and its contents, or any possession of the Guest or any member of the party as defined above
· Sorry no pets unless explicit written permission is given. Guide dogs are exempt – see below
· Bedding is provided and bed linen and towels are provided. Kitchen towels are included
· You will permit the owner with or without workmen or others, at reasonable times to enter, inspect and if necessary carry out repairs to the property. You must not assign or part with possession of the property, part of it, or anything contained in it. Nor must you use the property for other than holiday occupation by the persons named on the Booking Form
· No VAT is chargeable in the holiday rental
· Problems — if you have any cause for complaint or accidental damage occurs you must report it to the housekeeping team. Contact details provided with access details for the cottage
· Any complaint made after the holiday cannot be entertained, as it cannot be fully investigated
· Cancellation — if you cancel a confirmed booking with more than two weeks’ notice of your arrival date, 100% refund will be issued. For cancellations within two weeks of your arrival date the owner will endeavour to re-let the property. If the property is re-let we will refund any monies which have been paid by you. If we are unable to re-let the property you will be liable for the balance of the rent (if not paid) and there shall be no obligation on our part to repay or forego any rent paid or unpaid. Holiday insurance is recommended
· If your cancellation is due to someone in your guest party testing positive for COVID-19 (and you are willing to volunteer this detail), and/or UK Government guidelines restrict travel, we will happily move your booking to a later date in the calendar where pricing structure is similar
· In the event of the owner needing to cancel your booking due to the premises being unfit for the purpose or for events outside of reasonable control we will endeavour to help you find an alternative of comparable standard or a full refund of all monies paid. The owners cannot accept any further obligation or liability for any losses of expenses arising from such circumstances
· You may not transfer your booking to another person without written permission from the owner. If you do not stay at the property during the holiday period but your guests do, you will still be responsible for all your obligations under the terms outlined
· All descriptions, advertisements and representations are made in good faith, but the owners reserve the right to make changes or alterations to the property as they deem necessary. Guests will be notified of any significant changes to the property or amenities within the property and have the option to cancel and receive 100% refund
· We do not accept responsibility for any changes or closures to amenities or attractions mentioned in the property guide or description online
· The owner will notify Guests of any items left within the premises. The owner will be happy to post the items at the Guest’s expense.
· Do not to allow any person other than you and your Guests to use the facilities and amenities of the Property without the express permission of the Owner
· In the event that you or any Guest fails to comply with the requirements set out above, the Owner (or the housekeeping team) can refuse to allow you and your Guests to enter and stay at the Property or can require you and your Guests to leave the Property before the end of the Holiday Period. In either case, you will be treated as having broken the terms of the agreement
· Registered assistance dogs are allowed at the property. You must notify us of the intended presence of any assistance dogs prior to Booking. If you have an allergy to dogs, please be aware that we cannot guarantee that an assistance dog has not stayed in the Property recently. We cannot accept responsibility for any suffering which may occur as a result of such animals having been present in a Property
· You are strongly advised to take out adequate travel insurance prior to departing for your holiday. It is your responsibility to check that your insurance cover is adequate
· We take your privacy very seriously. By submitting your personal information to us, you agree to our use of that information solely for the purpose of been able to facilitate your booking and ensure we are meeting our statutory obligations. Your name, email address and contact number will only be shared with our housekeeping team, as they are your day-to-day contact throughout your stay
Where additional fees can occur:
· Where professional cleaning is required to return property to advertised standard
· Where guests request a mid-stay professional clean or linen refresh during their stay
· Where fees for replacement or repair of items is incurred
· Failure to comply with the no smoking requirement
· Failure to comply with the ‘know before you arrive’ terms
